The current owners have placed the apartment unit for sale about 5 months. The apartment units all need major upgrade and maintenance. Having the property for sale they feel that repairs & upgrades should not be made so they do not spend money. The future owners would be responsible for it. In our part of paying rent includes the pool & gym. The pool has all broken chairs and the gym has very min. broken equipment. I don’t know what to do. I hear from other tenants that the hot water in the units barely works and other tenants have rats in the roofs. This place is a mess. I don’t know what to do!!! If anyone … ANYONE can help me I would GREATLY appreciate it!

Your question is not worded very well. From what I can gather, the only thing you might have some recourse on is if you have no hot water. It doesn’t sound like you are the one suffering from this, though.
All you can do is submit repair requests in writing. You still have to pay full rent, and you have no grounds to break your lease.
